Walt Disney wasn’t just a cartoonist

What is real estate development?

Let’s break down the terminology.

Real estate is about a land and the property built on it.

Development is commonly associated with the act of constructing the property; however, construction is only one stage in the real estate development cycle, we will address this in another article.

The combination of real estate and development, is beyond constructing a building on a piece of land. It is a marriage of three main elements the idea, land and money orchestrated by the know-how resulting in a master planned community where we live, work and play.

Let’s take an example – Disneyland, the first one opened in Anaheim, California in 1955. Walt Disney came up with the concept of Disneyland ‘the idea’ after visiting various amusement parks with his daughters in the 1930s and 1940s. He began to envision a cleaner theme-based park where families could become part of the magical world that his films depicts on the big screen (identifying a niche in the market).

In 1952, he assembled a small group of artists and designers from his Walt Disney Studio team and created a new company called WED (his own initials) to materialize his amusement park dream into reality, this is basically the ‘know-how’ element.

He then looked for ‘land’ and initially envisioned building a tourist attraction adjacent to his studios in Burbank to entertain fans who wished to visit; however, he soon realized that the proposed site was too small. After establishing WED which acted as the consultant to help him determine an appropriate site for his project, Disney bought a 160-acre (65 ha) site near Anaheim in 1953.

Then Walt and his brother and business partner Roy Disney obtained ‘funding’ to construct the new venture from ABC, one of the three major networks then in existence. In exchange for creating and hosting an hour-long weekly television show, this developed into a program, Disneyland TV.

Construction began in 1954 and the park was unveiled during a special televised press event on the ABC Television Network on July 17, 1955. Since its opening, Disneyland has undergone expansions and major renovations.
